Homes under contract- New – a home has been in the MLS for less than 10 days.
- Active – a home has been in the MLS for more than 10 days.
- Price change – a price change occurred within the last 10 days.
- Back on market – a home was off the market but is now back on. This can occur if a contract was terminated or if the property was off the market because the sellers did not want any showings for a short period of time.
1 Under contract
Back to top- Active option – the home is under contract; however, the buyers can terminate it within a negotiated number of days after the contract’s effective date. If the buyers terminate within the agreed period, they receive a full refund of their earnest money.
- Active rfr – the contract is contingent on the sale and closing of another property owned by the buyers. The buyers have the right of first refusal (rfr) to remove the contingency if another contract is accepted by the sellers. If the buyers do not remove the contingency, they get ‘bumped’, and their earnest money is returned in full.
- Pending – the buyer’s termination option period (if there was one) has concluded. The contract may still be contingent on other matters, including but not limited to acceptance of the title commitment, acceptance of the deed restrictions, and final financing approval, which is typically subject to appraisal and final underwriting approval.
